Tokyo’s 23 wards increased by 0.5% to JPY63.06 million for 11 months & Increase in pause in Chiyoda and Shibuya wards
Three major metropolitan areas / major cities / second-hand apartments (70㎡) Price changes by month. May: Tokyo capital area, up 0.6% month-on-month, hitting a new high of JPY40.44 million. The price of second-hand apartments in the Tokyo metropolitan area in May 2021 rose again to JPY40.44 million, up 0.6% from the previous month, due to the effect of the overall steady performance, exceeding the highest value recorded in March.
Tokyo increased by 0.9% to JPY56.71 million for 11 consecutive months, and Kanagawa prefecture (+ 0.8%, JPY30.11 million) also showed an upward trend, reaching the JPY30 million. Chiba Prefecture (+ 1.9%, JPY22.47 million) has also risen again and has hit a new year-to-date high. On the other hand, in Saitama Prefecture, it was flat at JPY24.37 million, but it remained at the + 8% level compared to the same month of the previous year, and remains at a high level.
The Kinki area average was driven by the Osaka area, rising 0.3% month-on-month to JPY25.64 million, rising for the seventh straight month. Osaka prefecture, it increased by 1.3% to JPY27.7 million for 4 months, while in Hyogo prefecture, it decreased by 0.6% to JPY22.4 million, falling for the first time in 8 months. The year-on-year rate of change is in the + 4% range.
The average for the Chubu region increased by 0.5% month-on-month to JPY20.46 million due to the expansion of the case share in Aichi prefecture, rising for 4 months. On the other hand, Aichi Prefecture was flat at JPY21.62 million, and the continuous rise stopped in 6 months.
